Sometimes Buyers may tour 10 to 15 houses in a single day before finding a home they may want to purchase. However, particular to used construction, a purchaser could waste time, appraisal expenses, and have to wait to get their Earnest Money Deposit (“EMD”) back if they make an offer on a home that inspection wise, they really should not have. If a purchaser is looking at multiple homes in a single day with their Realtor, it may be preferred to pay a flat rate to bring along a licensed and certified home inspector to provide synopses of the main issues throughout the tours. How the inspector spends his day is up to you. Rent an inspector for a day is good for any eight-hour time frame on the day of your choosing.
